A gas hot water system is one of those things nobody thinks about until it stops working — usually in the middle of a cold shower. Like any gas appliance, it needs regular servicing to stay safe and efficient, and there are a few warning signs every homeowner should know, because with gas appliances, some issues are simply not worth waiting on.

Why Scheduled Maintenance Matters

A gas hot water system works hard year-round, and like any appliance with moving parts and a naked flame, it benefits from a proper check-up on a regular schedule rather than being left alone until something fails. Routine servicing typically involves checking the burner and pilot assembly, inspecting the flue and ventilation, testing the pressure relief valve, checking the anode (which protects the tank from corrosion), and flushing out sediment that naturally builds up in the tank over time. Sediment build-up in particular is a common cause of systems running less efficiently, making odd noises, or failing earlier than they should.

Most manufacturers recommend an annual service, and in hard water areas or older systems, more frequent anode checks. It’s a small cost that generally pays for itself in a system that lasts longer and runs efficiently.

Warning Signs Something’s Wrong

  • A pilot light that keeps going out, or a flame that looks yellow or orange instead of blue
  • Any smell of gas near the unit

If You Smell Gas, Treat It as Urgent

If you notice it: leave the area and get everyone else out too, don’t operate any light switches, appliances, or your phone near the source, don’t try to light or relight the pilot yourself, and turn off the gas supply at the meter if you can safely do so from outside. Then call your gas provider’s emergency line or a licensed gasfitter straight away. Gas fitting rules and emergency procedures can vary depending on where you are, so if in doubt, always let a licensed professional confirm it’s safe before you go back near the unit.

Repair or Replace?

Not every issue means a new system. Pilot assemblies, valves, and thermostats can often be repaired on the spot.
